"Fraudulent execs, avoid. I note this company appears to have rebranded, which raises serious concerns about distancing itself from prior conduct. I am one of around 800 investors who fell victim to highly misleading property investment practices, where property values, returns, and investment security were significantly misrepresented through false claims, questionable valuations, and deceptive sales tactics. In my experience, a number of executives operating in this sector continue to use sophisticated sales strategies that can expose investors to substantial financial harm. A number of HCG executives & sales leads are ex Solomon Investment Partners, a notorious property investment fraudulent company. There is a CW who has defrauded 10s of investors at Solomon Investment Partners and has now moved to HCG to seemingly continue defrauding investors of their life savings. Unfortunately, many UK ‘property investment’ firms appear to operate as phoenix companies, with concerning patterns of rebranding and restructuring despite prior allegations of property investment fraud and failed ventures. The UK off-plan property investment market remains insufficiently regulated, and I strongly urge extreme caution. Do not invest in off-plan in the UK the market is full of sophisticated fraudsters. If you want to proceed, do not rely solely on online reviews, as they actively incentivise positive reviews while challenging or removing critical feedback. Instead, conduct robust due diligence: speak directly to at least 6–7 independent investors who have successfully completed transactions, verify actual rental yields or returns, and carefully scrutinise all valuations, developer stability, and mortgageability claims. For many investors, the reality only becomes clear when projects fail, developers collapse, or serious misrepresentations emerge too late. Protect yourself from severe financial loss by approaching these schemes with skepticism and thorough independent verification. I am in a group of 800 investors who have fallen prey to these guys, and each of them will tell you that they will never touch the UK off-plan marget ever again."

"I invested in an off-plan property Gibson Quay through Hartford Capital and unfortunately, the development later entered administration. At no point since then have I received an apology, or any meaningful support regarding my financial loss. Despite repeated communication, I’ve been met with defensiveness and, more recently, with legal threats — including being falsely accused of posting a separate Trustpilot review that I did not write. No formal complaint was issued to me, no process was followed, and no apology has been given for the accusation. It has added significant stress to an already damaging situation. The sale was presented in a way that strongly implied security and legal oversight. However, I now realize the deposit I paid was never protected. Like many other first-time or passive investors, I was not fully aware of the risks of unprotected deposits or the potential consequences if a developer becomes insolvent — something I now believe should be a basic part of agent disclosures. In my view, these deals are marketed with more focus on the upside than the risks. To date, there has been no recovery of funds and no progress communicated. Based on my experience, I would strongly advise others to seek truly independent legal advice before proceeding with any off-plan investment promoted by this company, and to question whether proper protections (such as deposit escrow) are in place. This review is based entirely on my personal experience and documented communications. I hope it helps others ask the right questions before committing to similar deals. Use your own independent solicitor, not one recommended by the agent. Ensure there is genuine deposit protection, such as escrow. Be very cautious of overly optimistic sales language or implied guarantees."
