I've been on House Sigma since 2016 and it's been a great tool for monitoring the local housing market. Recently, my husband and I bit the bullet and started house shopping and had booked a viewing using the app, that's how we met Garry. During our the first house viewing visit Garry was perfect, low key and not pushy with us (much appreciated because other agents were a tad much for us). Garry took his time going over the property nooks and crannies, asking important questions, and looking beyond the home finish and putting focus on potential hidden costs we may not be thinking of. When it came time that we wanted to view another few homes, and after meeting other agents at open houses, we knew we wanted to have another home visit with Garry to see if the first experience would continue on. Happy to say it did! Since the. We viewed a number of properties with Garry, never feeling pressured or misled. After multiple homes we found the PERFECT home, and his knowledge and expertise were vital in every step for us to make it to closing. From negotiations, home inspection, mortgage planning, he guided us through each step with calm, intentional, actions.

I had one of the worst rental experiences of my life with realtor Leila Bagheri Shakiba Daka, who is licensed with HouseSigma Inc. in Ontario. I signed a short 3-month lease through her, and from day one it was a nightmare: She demanded first and last month’s rent plus a post-dated cheque for the second month. Very unusual for a short lease. Even though it was removed from the agreement, on move-in day she refused to give me the keys until I handed over that cheque. I had already paid first, last, and a $300 key deposit. She basically kicked me out of the unit, demanding for a cheque that was not in the lease terms. When I finally got the unit, it was in terrible condition: food in the fridge, clothes in the closets and drawers, garbage under the bed, and dirty black floors. She claimed it was “professionally cleaned.” It clearly wasn’t, and I even had to wait hours for her to remove some of the mess, delaying my move-in. At the end of the lease, I returned the key and left the unit in better condition than I received it (I have full photo and video proof). Instead of refunding my $300 key deposit, she demanded a $180 “cleaning fee” for “dust.” For a short lease, that’s ridiculous — dust is normal wear and tear. When I pushed back with evidence, she got rude, called me names, and then blocked me. Her final message was to “deal with the landlord” to get my money back, completely dodging her responsibility. Then blocked me so I had to way of getting my deposit back. This is not how a licensed realtor should behave. She withheld money, made up fees, lied about the unit’s condition, delayed my move-in, and insulted me when I tried to resolve the issue. I am in the process of reporting her to HouseSigma Inc., RECO, and TREB, and considering Small Claims Court. Warning to others: If you’re thinking of renting or working with HouseSigma, avoid Leila Bagheri Shakiba at all costs. She is rude, dishonest, and unprofessional.
