"Expensive, disorganized, and an absolutely awful move-out experience. I lived in Noli Residences which is now managed by Juli Living and Newsec handles administration. I moved out in June 2025, and they held onto my deposit for almost six months after I moved out. The only way I got my money back was by repeatedly threatening legal action. Completely unacceptable. At move-out, they forced me to pay an additional 1–2k DKK as a so-called “utility deposit,” which I had no real option to refuse. To make matters worse, they are still holding onto that money. Noli Residences markets itself as one of the most sustainable buildings in Copenhagen, yet they continue charging extra on top of the aconto for water, electricity, and heating. This makes no sense, especially considering I was rarely in the apartment due to work and travel, and never heated it beyond standard thermostat levels, or used water beyond even average levels, yet I’m still expected to pay additional costs. They even added a vague “move-out cost” to my heating bill - almost 800 DKK, with zero explanation of what that actually covers, despite me moving out after my binding period. I have already paid twice the aconto for water they requested 6 months after move out. This is ridiculous. All in all, this move-out has cost me around 25,000 DKK. A complete nightmare. Avoid renting here and avoid Newsec entirely."
"My daughter was a tenant for 6 months in the Nordhaven apartments for exchange students. It took us 7 months and over 25 emails to have the deposit returned. We received 25% back of the original amount of the deposit, without any proper receipts being provided for the rectification works that were supposedly required. If you value your deposit refund, this is not the company for you."

"All the (bad) rumours are true … We had the „pleasure” of renting an apartment at Torveporten from Newsec between 2024 and 2025. From the start we lived on a construction site as the building was not finished and it lasted for first 5 months of our rental. The workers were blasting music out loud everyday (yess weekends too) from 6-7 am waking us up to disco polo classics (google it). After multiple complains that we (and other residents) were sending for WEEKS they woke up and managed to send an email stating that loud construction is allowed only in certain hours (not from 6 am on a sunday shockingly) and we should complain to the kommune … I feel like throughout our year there there was ALWAYS something wrong with the building. The letters were not being delivered, the intercom was not working, the elevator kept on breaking, bike room door did not open at 7am on a monday when you needed your bike to get to work etc. Getting things fixed took them ages (if they did it at all) and then it would break again shortly after. Interesting considering the building was new and rent was extremely pricy :) They just can’t communicate anything unless you need to pay them :) god forbid you need something from them - they are unreachable. But you can be sure a rent increase will find you. They do it every year and it’s a lot. Without fixing anything in the building of course. Their customer service is non existent. If you call Newsec with an issue they say it’s Juli Living’s responsibility, and if you call them they will say it’s Newsec. Plus the legendary vicevært who never picks up the phone and if he does he takes 3 months to take care of the issue. An absolute circus. We had water delivery breaks last year - first one on new years eve at 16 :))) and later a few ones within first weeks of january, weekends mostly :) .They said it’s not their issue to fix. Nothing is in the end :))) The apartments are made with low quality materials, and be sure it’s you who will pay for depreciation. Putting anything on the wall will make the paint peel off. Our bathroom cabinet door was peeling off from the moisture within 3 months. Of course they charged us with exchanging it. Now cherry on top: deposit return. Or rather the lack of it. Yes, they will take between most to all of your money. Re- painting and sanding the floors is the standard and we all know it by now. But Newsec just needs to keep minimum 50 percent of your deposit. We hired an external company who did an amazing job and preparing the apartment for the end of our lease. We paid them a lot of money for it. Yet Newsec’s inspector needed to get her share so she decided she has to exchange entire kitchen countertop because of a one cm scratch as she could not collect her regular painting-sanding-cleaning fee. It’s like the line between wear and tear does not exist for them. Yeah, the apartment was new when we moved in, but *shocker* if people live somewhere things get used and the condition we left it , in a non pathological situation would be marked as *small wear and tear*. They charged us extra for 3 months of water and heating usage AFTER we moved out - they took it from what was left of our deposit with no proof of any extra usage during our tenancy. For a fact as of today we have not received any water or heating usage settlement from them (it’s past the deadline for both 2024 and 2025). Funny how we had to be on time with aconto for water and heating but when it’s their turn to settle it they are uncaplabe of doing so. For a fact they are uncaplabe of doing anything except taking your money. I know that easy way to get an apartment from them (especially in cph) might be tempting. They allow pets in most of their apartments and are not afraid of renting to foreigners, but while the bar for rentals in copenhagen is low, Newsec’s services go lower. Save yourself the stress and spend your money elsewhere"

Let’s not even get into the nonexistent service, the non-drinkable water, and the overpriced rent. After the move-out inspection, Newsec simply disappeared, and four months later we are still sending emails asking about the return of our deposit. STAY AWAY!"

Upon the move out inspection,(worth saying the inspectors were the only friendly people I met during my journey) they said the apartment was in excellent conditions and even congratulated us on taking such good care of it. Yet, we got charged our full deposit plus additional 15000kr. I understand that the apartment must get renovated even if it's in excellent conditions, but what's the point of being extra careful with it if you will be charged a crazy amount either way? Anyway, this could have been a better experience if they held a different attitude towards the tenants. A friendly attitude and kind words can change an unsatisfied customer into a happy customer and this review could have been different even if the final outcome ($$$) was the same."
"We rented an apartment through Juli Living, with Newsec acting as the property management company. Unfortunately, our experience was marked by several unresolved issues and a general lack of transparency and professionalism. The heating in the apartment was broken from the start, with the temperature constantly at 25°C and no possibility to adjust it. Despite multiple messages over several months, this was never fixed. Additionally, cracks appeared in the ceiling, which the check-out inspector acknowledged were due to construction flaws and would be handled by the developer. To our knowledge, no such follow-up occurred. What was particularly frustrating was the inconsistency between the move-in and move-out inspections. The move-in inspection lasted about five minutes, while the check-out inspection was conducted thoroughly with over 150 photographs. During the check-out, we were asked to sign a form. We specifically asked whether signing it would waive our right to dispute potential deposit deductions, and were told it would not. In hindsight, this assurance turned out to be false and deeply misleading. The post-move-out experience was even more disappointing. It took over three months and around 15 messages to receive a partial deposit refund. We were charged 6,000 DKK for repainting walls and 4,000 DKK for cleaning, even though the apartment was returned in excellent condition. When we requested a breakdown or justification for these charges, we received no explanation. Based on this experience, I am deeply disappointed in both Newsec and Juli Living. The process felt exploitative—especially for tenants unfamiliar with the Danish rental market. Communication was nearly impossible, and the lack of transparency around deposit deductions raises serious concerns. I would strongly advise others to be cautious and consider alternative housing providers and property managers."

"Newsec is a shitshow. Dont. Rude behavior Garbarge smell - partly compensated but not fixed (and that is the general attitude) Cleaning is scarce. Lowest bitter, minimum service. General dirty common living areas, and finer detailed cleaning is non existing. Garbarge chutes, elevators. Which has an even higher demand as the unit allows animals. Newsec driven properperty managment and issue identifcation is non existing. It all relies on resident feedback. GP Group facility management is rude, deflects tasks to residents, dont want to be bothered, closes tickets before resolution, if any resolution is availbale. Ventilation is build for offices, essentially you cant boil water of cook proper food without risking activating the fire alarm. Ventiliation is not insulated, which leads cross unit communication ( old school plastic cup-wire-plastic cup ) connection between units) It has it entertainment value for sure :wink: However, it is as most of the unit Low cost, low effort - maximum revenue. Ventiliation is often not working, leading to damp and humid experienced and/or for some units the exahust of other unites are blown in to other units. Ie. cooking, smoking etc. Ventilation emits a large amount of dust and particles to unites. very likely beyound healthy office and living conditions, as well as forcing you to clean everything twice a week. Computers, mediestations and other items will have their liftetime limited because of execessive dust particles. Newsec is quite aware of this, and has chose to ignore it. Billing issues, are ignored. Which leaves you as resident with legal prosecution as the only option. Firealarms.. Constantly - every 2 weeks, in good periodes 3-4 weeks. All in all - if you want to stay at a place where you can focus on you work and private activities, this is not the place. There are two very positive points too. Your fellow residents who are very nice. The community manager who is Awesome (but very limited by newsec)"
"Unfortunately, I have to agree with all the negative reviews. I lived in a property managed by Newsec last year and I am still waiting for my deposit. They sent me a statement where half of my deposit will be taken and the rest I still have not received and it's been 3 months. Using emails or phone to contact them is useless as they don't really give any answers. The properties are as terrible as Newsec itself. If you want to save yourself some headaches, stay away from this company as it is a total scam. I lived in Denmark for a long time but this is by far the worst experience I had with rental apartments."

"I lived in apartment for 7 months, and I left it because of the poor management, and they rip me off my deposit. During the move out inspection they complained about the dust I left. So, for repainting the apartment and cleaning the dust they took 40000 DKK of the 50000 DKK. Also, they charged me for the heating which was already paid in the rent (and I lived there in the summer). Moreover the management was embarrassing! Two month for a broken intercom after calling 20 times and sending a lot of email. I found the oven and the kitchen completely dirty as the common area of the building. No help with noisy neighbors. Avoid! Edit: Now you reply to my comment, but when it was to reply to my email nobody cares!"

"Do not rent a property that is managed by Newsec. I lived in a newly built apartment for 7 months -- there were scratches on the floor when I moved in. I even have photos of it. I told the inspector about that and said the admin will consider that and that I don't have to worry. Well, b***s**t. They sent me my "bill" and found I will get peanuts back (which took forever to receive). They said they have to sand the whole floor... for a scratch they did themselves. SAVE YOURSELVES AND AVOID."
