"As an international investor, I chose PORTICO expecting a seamless and expert buying process, which was the direct opposite of my experience. Firstly I have to give credit to a few Portico team members (Rose, Evie and Sean)who are quick in responding to emails. The nightmare started when I started engaging with the mortgage advisor, solicitors and letting agent recommended by Portico. I am an international investor with foreign passport but owns an UK registered limited company for property investment as I used to be UK resident. The mortgage advisor made recommendations which did not tailor to my situation as a foreign passport holder with limited Uk company , I wasted money and time applying for mortgages twice! I received no meaningful legal advice from the solicitor recommended by PORTICO . The solicitor also didn't apply to extend my contractual completion date while waiting for mortgage approval. When it's close to completion date, I could not reach the solicitor for 3 weeks, and later I was informed that the solicitor was "no longer qualified" (the firm was put under investigation by SRA!) and my case had to be transferred to a new solicitor. This caused significant delay and resulting in a hefty contractual penalty fee. Upon transfer to the new law firm, the handover was poor with numerous documents were missing or incomplete, forcing me to resubmit paperwork . The completion statement from the new law firm was filled with multiple undisclosed and unexplained charges, which causes excess charges of nearly two thousands pounds. I made a complaint to PORTICO, asking for refund of contractural penalty fee. It took me months to get a formal reply from PORTICO. The HR & Operation Manager Naomi advised to submit request to SRA and she was confident this would be refunded . After 6months waiting for SRA outcome, my request was not granted and PORTICO had to refund me as per our agreement (PORTICO HR& operation manager did not respond to my email at all after I emailed her weekly for a month after receiving SRA outcome , but thankfully Sean and Duanne did ) . In summary, I started my purchase in May 2025 and closed the chapter in May 2026. The completion date was supposed to be Nov 2025. The letting agent is slow /not responding to emails. Overall, It was a very stressful, painful and costly journey, I would not recommend PORTICO based on my experience. In response to PORTICO reply: Thank you for your response, Portico. I appreciate you acknowledging the hard work of your individual team members (Sean, Evie, Rose, and Duane), who were indeed professional. However, I must clarify several factual inaccuracies in your public response regarding the third-party providers you recommended and vetted: The Solicitor 'Administration' Claim: You stated that ESN Solicitors 'unexpectedly went into administration' and were 'never under investigation.' This is factually incorrect. Public records from the Solicitors Regulation Authority (SRA) show that on 25 November 2025, the SRA formally intervened and closed ESN Solicitors down to protect client interests. This was a regulatory intervention, not a standard corporate administration. As a property investment company recommending a 'vetted' panel, Portico should have been fully aware of this regulatory shutdown. The Insurance Burden: While you mentioned agreeing to cover costs, this was only after you directed me to personally navigate the incredibly complex and stressful process of claiming against the indemnity insurance of a law firm that had just been shut down by its regulator. The Broker and Letting Agent: The mortgage broker had to pivot because the initial structure was poorly assessed, and the letting agent was slow / not responding to emails . Simply because these providers were 'unaware' of the extent of my frustration does not erase the significant delays, stress, and friction their performance caused to my investment timeline. A bad recommendation for a mortgage broker, solicitor, and letting agent directly impacts a client's capital and peace of mind. While I appreciate your apology, I will keep this review active as an honest, factual account of my investment experience."
"We had a good experience, with rental income now flowing and have already introduced other family member."
"We had a great service from the first contract and thanks Sean and his colleagues for a painless exchange and completion. We never thought we would ever become property investors and are pleased that we can start building some wealth for our grandchildren. Thank you"
"WEMSMAN PROPERTY LTD have been doing business with PORTICO INVEST since 2024 November. Our experience has been excellent. They have successfully completed 2 properties with human consciousness on our behalf. Making sure we are guided all through. SEAN has been wonderful and extremely helpful."
"They're helpful and professional and kept me informed at every stage. Our apartment is completed and tenanted, so we can start looking forward to our next investment."
"We felt that we were gaining an education, rather than being sold to. They are great to work with. Thank you."
"Everyone we spoke to, either on the phone or in person, is very helpful and efficient. From the outset, all information we requested was supplied promptly, clearly, and with full explanations. A visit to the location of the development, including an explanation on how local employers and attractions would positively impact on the rental prospects, was offered. We have already recommended them."

"Wemsman Property Ltd experience with Portico Invest started with excellent relationship and continues upward. This is the 2nd investment been sealed. What i admire most is due diligence with empathy and patience."
"Update 1 April '26 I'm still chasing a reimbursement that Portico PROMISED to make on 30th October 2025. I am now being fobbed off and advised to seek reimbursement via the solicitors insurance policy. This is after they themselves promised to reimburse me. Fool was I to trust them. --------------------- This is additional info after response from Portico. It is disappointing that despite my complaints to Portico directly, they have not been addressed outside of this platform. 1. Regarding the additional valuation (that I paid for). "We have confirmed that the valuation was carried out." This has not been conveyed to me personally (not from the mortgage broker, the lender, nor Portico) and this review response is the only notification that the valuation has indeed been carried out. I am still awaiting the promised recompense from Portico. 2. "Completions Manager is currently establishing the correct process for buyers affected by ESN’s collapse to claim from their PI insurance and will be in touch with you shortly, we hope that all your additional costs will be covered with a claim, we will be on hand to assist where and when necessary." Might Portico have thought it appropriate to advise me of this personally rather than solely in response to my review? 3. "Going forward though your property will be an excellent investment," Sadly, this is proving not to be the case, even with a fully tenanted property a year from today I will still have suffered a financial loss. It is still empty. 4. "[the solicitors] didn’t have any impression you were unhappy with that situation. They most certainly did, and so did Portico. I made it clear to both that someone else should be paying the late completion penalty, not me. I've still yet to receive any direct correspondence from Portico regarding my dissatisfaction. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ My experience with Portico Invest has not be so good. Initially, I was very happy with the decision I had made to invest in a new-build property in the Midlands. The projected financials looked good (of course they would). As did the location. I used the experts that Portico connected me with: mortgage broker, solicitors. However, my mortgage offer wasn't very good, but by the time I got the offer, I was too far down the line with Portico to halt the process, at least without taking a huge financial hit. The solicitor proved less than efficient and just before exchange of contracts the solicitors went into administration, this resulted in further expense and delays, all beyond my control, yet Portico took no responsibility at all. I incurred a delayed completion penalty from the developer, again Portico were not interested in challenging this or offering any assistance. Then, the 'new' solicitor made financial mistakes on my case, and had I not noticed it would have cost me thousands. On the day scheduled for completion, I received a message that is wasn't going to happen because the lender was asking for another property valuation to be done. I was billed £345 for this valuation, which it appears now never to have been done. Portico had promised to refund this, but weeks later nothing. The financial projections for both short-term lets and longer AST lets have proved to be wildly optimistic. I've now owned this property for nearly 2 months and still it is empty. If I let the property tomorrow, I will still be well out-of-pocket by the end of the year. In hindsight (oh hindsight), I should have left my money in a savings account and taken the 4% on offer there. I've recently had the property valued, which seems to indicate that the purchase price was not discounted at all. Others seemingly have had better outcomes than me. Regardless, with any investment, think carefully, I wish I had not listened to the sales talk."
