London Property Licensing

"My property management company suggested I engage Richard on a very difficult case with a council in London. He was superb from start to finish. Not only at the legal and regulatory advice, which of course was brilliant, but Richard was also empathetic, and understood how this type of issue causes stress to all parties. He drafted responses, took away the day to day admin burden, and also worked within a complex system, to ensure the right 'eyes' were on the case, bringing common sense and pragmatism. Couldnt have asked for more, and so pleased I was able to find Richard. Would highly recommend his services to others ."

"I can’t thank Richard enough for his help. He’s been a pleasure to work with, always professional, level-headed, and extremely knowledgeable about property licensing and the property tribunal process. I was dealing with a challenging relationship with my local council and Richard guided me through it step by step, explaining everything clearly and keeping things on track. I’d recommend him without hesitation."

"We faced a challenging issue with a local council regarding an HMO license, for which they planned to impose a hefty penalty of up to £10,000, despite not notifying us of the requirement. This was complicated by several mistakes on their end. Residing outside their jurisdiction, we sought assistance from Richard at London Property Licensing. His brilliantly crafted document led to the cancellation of the intended fine. We greatly appreciate his expertise and wholeheartedly endorse his services."

"Among our acquaintances, Richard stands out as the most knowledgeable in Licensing. His consultation proved to be both impactful and worthwhile. We highly recommend London Property Licensing to anyone seeking expert guidance."

"Richard and Michelle were very helpful with my licensing issues. They prioritised helping me make my application and were supportive during what was a stressful period. As a small, private landlord licensing regulations are daunting. I don't yet have my licence, however, I feel reassured that should there be any issues, they will be there to help as part of their service. Thank you!"

"We booked Richard from LPL in for some staff training on licensing which was invaluable. In advance, we had a meeting to tailor the course to our needs and the local authorities which we cover which was worth its weight in gold. Highly recommended."

"Richard at London Property Licensing has been advising us for over 4 years now with regard to Selective licensing issues. Initially he advised during the consultation period before the local Council introduced a selective license scheme. His advice and guidance helped to persuade the council to amend & delete some of the original proposed SL conditions. After the SL scheme was introduced then Richard advised further on 2 appeals to the FTT against specific SL conditions which we felt were unreasonable and went beyond their powers under the Housing Act 2004. After 12 months dealing with the FTT appeal the council consented to delete the most onerous conditions. Without the expert help, advice and guidance from Richard none of this would have been possible. If anyone has any licensing question then do not hesitate to speak to Richard as he will be able to help."

"Richard has been a pleasure to work with - professional, knowledgeable and communicative. We achieved a successful outcome against Southwark, and I would definitely use his services again."

"Richard has been so helpful with the submission of a representation. I am an experienced professional but I believe in consulting professionals like Richard who are more experienced than myself to make sure we get things right. Licensing is such a minefield and I would urge anyone to to use London Property Licensing for applications and issues. Just one mistake such as not answering an email can end in a refusal to grant a licence. I would recommend London Property Licensing for all property license related issues including applications. It’s been a pleasure to work with Richard."

"I spoke to Richard regarding some Southwark 'Additional License' HMOs - I found his knowledge of all elements of compliance and the licensing process very helpful - ultimately informing better decisions"

"Helpful and professional - Richard and his team were quick in replying, knew their stuff and helped us to get a license without any issues. Would recommend."

"We had a problem with a local authority which was proving to be very difficult to resolve. Despite a multitude of errors on their part, they were intending to fine us up to £10,000 for not obtaining an HMO licence - when they had not informed us that we needed one. (We don't live in the same authority). We engaged Richard at London Property Licensing, and he composed an excellent document, which resulted in the proposed fine being withdrawn. We are grateful for his expertise, and would recommend him without reservation."

"I would throughly recommend London Property Licensing, totally amazing service and advice, Richard manages to explain everything clearly and succinctly which puts your mind at rest. Thank you very much Richard."

"Richard was very approachable, knowledgeable and straightforward. He is clearly busy enough not to need to fabricate tasks for the sake of it. I felt that the conversation that I had with him and guidance provided was time and money well spent. I look after several tenancies for an elderly relative. And normally am very able and committed to taking the time needed to read through all relative regulations and stay on top of things. However I've found the changes in Tower Hamlets and the wording on their website confusing and I worried that I would miss something important. Richard has saved us a great deal of worry, time and needless expense. I will be keeping his details in my address book. And have joined his mailing list. I am glad to have found some expert help."

"Richard helped me every step of the way regarding the HMO licence application for my property and his help and assistance were invaluable. Richard and the company are professional and exceptionally knowledgeable at what they do and the daunting application process was made so much easier and stress free with Richard’s help and advice throughout the whole process regarding all aspects of the licence application. I cannot recommend Richard and London Property Licensing enough and would recommend them to anyone who needs a licence for their property. I would not hesitate to use Richards services again should I need to. A huge heartfelt thank you for all your help"

"I would recommend Richard first class service Richard is very knowledgeable about the business. He Manage obtain my licenses in time. If I could give more than five stars, I would give 10 stars to Richard and the company."

"I can not recommend Richard enough. I have multiple HMO properties. Richard is extremely knowledgeable all things HMO and has a great information bank of high quality contractors to resolve any issues quickly. Superb service at very reasonable cost."

"We are so delighted to have found Richard who enabled us to get a licence for our flat in Southwark. I found the process quite ambiguous and my initial application resulted in being given a licence for a 4 bedroom flat for one person. I found Richard and London Property Licensing. He immediately arranged a call with us and followed this up with a representation to Southwark council at the beginning of December. Within one month we now have a licence for our flat for 5 people. He handled the situation calmly and I cannot recommend his services more highly. This process can be highly stressful as the council wasn’t entirely clear about aspects of the application and there isn’t a process where you can ask questions. Richard’s knowledge, experience and expertise was for me invaluable. I cannot thank him enough. If you are experiencing difficulties over the application process for an HMO licence I would definitely not hesitate to get in touch."

"Richard knows more about Licensing than anyone we have met. His consultation was valuable and effective. No hesitation is recommending anyone to use London Property Licensing"

"Richard assisted me on a Tribunal case. His knowledge and experience was completely unparalleled in my experience in comparison to both his peers in the industry and indeed every other professional I encountered during the duration of the case. I cannot recommend him enough and would use him again in a heartbeat"
