The Mutual of Omaha Insurance Company has been helping customers since 1909. Inspired by hometown values and committed to being responsible and caring for each other, we exist for the benefit of our customers. And, like our customers, we thrive on relationships and building genuine, enduring connections. As a Mutual company our focus isn’t about increasing share prices. It’s helping customers reach their financial goals. What that means if you’re considering a new home purchase or refinance, you can feel secure knowing Mutual of Omaha Mortgage exists solely to do right by our customers, every time. We understand that to some companies a loan is a loan is a loan. That’s not us and it’ll never be. Buying (or refinancing) a house is more than a financial decision. It’s the promise of a life you want to build and the memories you want to make. And that’s why before we talk home loan solutions, we focus on you and your needs.See more
"Please don't trust the 5-star reviews on this website. They are paid by the company to do this in order to up their rating. They initially talked up a good refinance option for our home. After sending info and funds for it multiple times. We were denied overall and lost the funds sent for a home inspection of over $1000. Do not trust these guys, they stay in business by scamming people out of unprecedented amounts of money. That doesn't get refunded due to you having to sign contracts prior to getting approval then being denied. So, they are getting those with the 1-star rating roughly anywhere from $37,950 to 82,800/year."

"Soon as I got the mortgage .. they sold it to somebody else .. my loan officer said most loans are not sold … he got me :)"

"This has been the hardest process ever. I was contacted by Sam Escamilla of MOO and offered a 15-year loan at 4.5% interest. This all started on 6/4/26. I had to provide so much paperwork, which required me to go to the FedEx office to scan and email it over to him. This has been going on for 2 months. I have received several text messages and emails telling me that more documentation is needed, so I went back 6 times to provide what was needed. I paid over 500.00 for the appraisal, and the house came in at over what was expected. They then decided to move me from a 15-year loan to a 20-year loan with a higher interest rate, now at 6.85%. Today I was told that due to the war in Iran, the interest rate has gone up, and now they want to move me to a 30-year loan, and I am sure the interest rate will go up again. They are going to make 20k in closing costs, and I am still no closer than I was before this whole process started. I am waiting on a reply from either Sam or Eli Stella. This is what I was told by Sam on 7/20: Everything is looking good, and we got conditionally approved. Just need a few things from you so we can send everything back for final approval."

"Over 60 days in of bull crap and wasted time. When speaking to lender of my frustrations he laughed and said he was off the clock and would look tomorrow. I hung up. Looked up reviews and found all of these and how horrible it is to work with them. Taking my business elsewhere!!"

"Absolutely terrifying kept adding stipulations to loan agreement then went and changed insurance before finding the loan which created all sorts of problem Mike stinson terrible loan officer never return phone calls or emails drug the process out for 4 months till I said nevermind"

"I have $600000 in equity and borrowing $250000 with 800+ credit rating. These people put me through the ringer. Every few days was another document request most of which were proofs I had already provided. After 30 days we were no closer to finishing. DO NOT do business with these people. Went somewhere else had my loan approved in a day, paperwork the next day and the money 4 days later. These people will drive you crazy."

"I have no clue why so many trust, or will want to do business with a company that has such ghoulish practices. For context My Mother & Father never contacted this company for any form of business inquiry. Start of may my Mother lost her Husband, and thus an obituary was put out. On or before May 26th, someone within the company was actively scanning obituaries to send out advertising how my Mother should get a reverse mortgage with them. Now if that was not sickening enough they could not even use her real first and last name and instead addressed it to "Mary Poppins" (and I assume you if I could upload the proof of that here I would have). This is predatory and ghoulish behavior that should be pointed out and called out. No amount of "we are sorry" will make what happened better."
"Initially they sounded good, and gave me preapproval for a mortgage. After a week or so, there was no interaction between me and the advisor. After numerous attempts at calls and emails, with ZERO response, the advisor just disappeared on me, I had to go elsewhere. This put me in the worst possible position. Had he just said it wouldn't work, that would be fine, but he just disappeared. Gregory Powers is the loan advisor, run don't walk."
"This is probably the worst experience dealing with a mortgage servicing company. They drag their feet when homeowners file insurance claims and hold the money hostage. 5 months they’ve held onto insurance money. Terrible company"

"I applied for a reverse mortgage loan. And I was connected to the most wonderful agent. Mr Rosas worked with me for months on this loan, he was so helpful, knowledgeable, patient, kind and has a great sense of humor. I had a few things clean up and walked me through every step. An absolute saint and a pleasure to work with. I highly recommend this company, and no you won’t lose your house. My personal bank was useless and mutual Omaha and this wonderful young man made a way for me to get my hose repaired. Thank you so much I’m forever grateful."
"We had a great experience working with Jennica Lindqvist throughout our reverse mortgage process. She was knowledgeable, patient, and took the time to clearly explain everything in a way that made us feel comfortable and informed. What really stood out was how empathetic and personal she was. She made us feel at ease during a process that can otherwise feel overwhelming, and it genuinely felt like she cared about our situation and our family. She was always responsive, professional, and made sure we felt confident every step of the way. We truly appreciated her support and would absolutely recommend Jennica to anyone considering their options."
"Raymond Munoz was my loan officer. He was very nice at first, but then he wasn't. He got me to sign all the necessary paperwork and disclosures and then he disappeared. he wouldn't take my phone calls, he wouldn't call me back. He couldn't answer basic questions about loans. He was very evasive and unknowledgeable about everything. He would get mad at any questions. He made everything so hard and impossible, that I found somebody else."
"Jennica Lindqvist made our reverse mortgage happen. She went above and beyond in order to help us understand the process and complete it. Although the process was complicated by issues with our home, she was always there to coordinate counseling and final closing of the loan. Thanks Jennica for making our life better! Thank you Mutual of Omaha for being a 5 star company for us!"
"Years ago, I was a customer of Mutual of Omaha Mortgage. Back then, my experience was good enough. I have a perfect payment track record with them and all of my other creditors. After a year or so, my loan was sold to Freedom Financial. Overall, I didn’t realize what I was missing until then, as they seemed more customer-focused. Again, I was contacted by a “Mortgage Loan Originator.” I’m starting to learn that these flimsy titles are similar to a fast-food drive-through order associate. Once you provide your order and pick it up, they often get it wrong, and that is where the interaction with them stops. They simply don’t care. B. Hale reached out to me from Mutual of Omaha. He, too, had the title of “Mortgage Loan Originator.” Like the drive-through associate, I was given incorrect information. I contacted him 3 times with no response. The loan application got pushed through somehow, and I was receiving automated emails requesting the necessary documentation. I did not ask for this, and yet, Mr. Brock did not bother to reply - I guess he thought that I already placed my drive-through order. Today, I reached out to him again and got a snarky reply that said he had cancelled the application that I didn’t ask for. Nope, not true - I logged in and saw that it still was waiting for my documentation. I guess what I am trying to say is this is the second time in a year that Mutual of Omaha has reached out to me, wanting me to come back as a customer, although this is the first one who has given them a bad name, in my opinion. Sometimes I feel like the grass is greener on the other side. Not this time, however. Mr. Brock showed me how good my current mortgage holder is and why I will remember this experience and never consider Mutual of Omaha again. There is no room for his ‘attitude,’ and I feel it is important to call it out when it is blatantly observed."
"George Mentzelos was there all the way in navigating my HECM. Even with a couple hiccups along the way, we were able to complete the process and close. Goodbye mortgage payments!!"

"This was such a bait and switch for refinancing. We locked in a great rate. At closing paperwork stage they decided to drop us completely (as interest rates had gone up and they didn't want to honor them). What a waste of time and expense. BEWARE"
"Wow, I was very impressed by how quickly Mitch and team moved and the attention to detail that he gave to my account. Thank you for helping us get the money we needed."
"I was seeking out a cash-refinance to see what rates I can get from different companies. When I was matched up to a loan officer, we were discussing my needs and wants and well, the numbers seems promising BUT the issue was that the loan officer didn't understand what I am looking for in the cash re-finance. He quoted me on that the mortgage payment would include my other bills which I can decide which ones I want to pay off and such but again he didn't listen to the customer. I would not want to work with them again, as they are aggressive and not considerate to the customers. My loan officer name was James Boisdenghien and yeah he was pushy."
"Jennica explain everything and she kept reassuring me that things were going well. She was very easy and reassuring doing this process. She seemed very confident in the process."
"I was very satisfied with the diligence and perseverance shown by our loan officer John Briggs. He communicated every step of the process in coordinating the reverse mortgage application through to a successful completion. We understood each step of the process which was fully explained by John throughout the approval process. I rate his knowledge very high and his sincerity outstanding."
